Home Replacement Cost Calculator
Estimate the full replacement cost of your home — what it would cost to rebuild it from the ground up at today's construction prices.
Formula
Main Structure Cost = Finished Sq Ft × Quality Base Rate ($/sqft) × Stories Factor × Roof Multiplier × Exterior Multiplier × Regional Cost Index × Age/Complexity Factor
Basement Cost = Basement Sq Ft × Finish Rate ($/sqft) × Regional Cost Index
Garage Cost = Number of Cars × 400 sqft × Rate ($/sqft) × Regional Cost Index
(Attached: $50/sqft; Detached: $60/sqft)
Pool Cost = Selected Pool Base Cost × Regional Cost Index
Debris & Demolition = Subtotal × 7.5%
Total Replacement Cost = Main Structure + Basement + Garage + Pool + Debris
Quality Base Rates: Economy $80 | Standard $110 | Good $150 | Excellent $200 | Luxury $280 per sqft
Stories Factor: 1-story = 1.00 | 2-story = 0.92 | 3+-story = 0.88
(Multi-story homes share foundation/roof costs over more sqft, reducing per-sqft cost)
Age/Complexity Factor: ≤10 yrs = 1.00 | 11–25 = 1.03 | 26–50 = 1.08 | 51–75 = 1.13 | 75+ = 1.18
Assumptions & References
- Replacement cost reflects the cost to rebuild the structure only — it excludes land value and personal property.
- Base construction cost rates are derived from Marshall & Swift/CoreLogic residential cost data and RSMeans Building Construction Cost Data (2023–2024 editions).
- Regional cost indices are based on U.S. Census Bureau construction cost surveys and local labor market data.
- Garage square footage assumed at 400 sqft per car bay (standard single-car bay: 10 ft × 20 ft = 200 sqft; typical includes driveway apron and structural overhead).
- Basement finish rates: Unfinished $15/sqft | Partial $35/sqft | Full $55/sqft (location-adjusted).
- Debris removal and demolition costs typically range from 5–10% of rebuild cost; 7.5% used as midpoint per IBHS and ISO guidelines.
- Age/complexity factor accounts for non-standard framing, plaster walls, custom millwork, and code-upgrade costs common in older homes.
- Pool costs sourced from HomeAdvisor / Angi national average in-ground pool installation data (2023).
- This calculator does not account for: detached structures (sheds, fences), landscaping, driveways, or soft costs (architect/permit fees).
- For insurance purposes, consult a licensed property appraiser or use an insurer-provided replacement cost estimator (e.g., CoreLogic RCT, e2Value).
